Make sure to open all curtains so that all rooms look bigger and fresher by being well illuminated. Natural light is important but turn on lamps and lights whenever natural light isn’t available.
- Keep it Comfortable
Be mindful of potential buyers’ and renters’ physical comfort as they tour your property. If it’s a hot day make sure the A/C is on! If it’s a cold day make sure the furnace is on and if you have a fireplace this is your chance to show it off! If buyers are comfortable, they will imagine living there making the chances of a sale higher!
- Make it Look “Lived In”
Try to keep the property looking like someone actually lives there! Many people remove half the contents of the house but that doesn’t look appealing. The key to staging is having the right amount of furniture and décor for the space, not too much but not too little! Tip: Make sure to include a nice scented candle or bake some cookies right before a hot buyer, smells are very important!
- Highlight Each Room’s Purpose
Make sure the dining room looks like a dining room! Many times sellers have a property show how they use it but that sometimes isn’t the best way to showcase a space! Also, turn dead space into useable space. People aren’t very good at using their imagination so make sure every square inch of the house looks like it has its purpose!
- Know Your Market
If homes in the area your properties in have 4 bedrooms and your home has 3 but can have 4 make sure it has 4! Appeal to the majority and be aware of your surroundings. This is why for sale by owner sellers sometimes can’t sell because they don’t have anyone representing them letting them know what’s happening in their area!
- Accent Selling Points
Make sure the best features of the property stands out first. Accent walls, fireplaces, stainless steel appliances, make sure they look!
- Make Sure it “Flows”
If your walking through your own property as if you were a potential buyer and something “interrupts” the natural flow of the space CHANGE IT! These can be distractions that stray buyers minds away from actual positive features in the home!
